General information about sales and prices

In this section, you will find details about the prices, sales conditions, and the purchasing process.

When does the sales start?

The sales are expected to start in March 2025.

Are the sales prices known?

The final sale prices are not yet known; they will be announced at the start of the sales process. However, price indications per property type or price ranges will be provided earlier.

What does 'vrij op naam' (v.o.n.) mean?

Vrij op naam means that VAT or transfer tax, cadastral fees, and notary fees for the transfer are included in the purchase price and are therefore the responsibility of the seller.
The costs for taking out the mortgage (such as the advice, notary fees for the mortgage deed, and registration in the land registry) are not included in the purchase price and are the responsibility of the buyer.

What energy label will the homes have?

The homes will have an energy label A+++.

How does a WKO system work?

Your home will be connected to a central WKO system. This system consists of a cold and warm source deep in the ground. In the summer, the building and your home are cooled with cold from the cold source, while the heated groundwater is infiltrated into the warm source. In the winter, the direction of flow is reversed, and heat is extracted from the warm source.

Construction process and schedule

This section provides insight into the construction process, the schedule, and the expected completion dates.

When does the construction start?

Construction started in mid-October 2024 with the demolition of the old V&D building. After demolition, piling will take place, the sources for the Heat and Cold Storage (WKO) will be drilled, and the basement and ground floor will be constructed. This will occur simultaneously with the construction of the adjacent Groosman tower (rental apartments).

When does construction start for a buyer?

Construction for buyers is expected to continue by the end of 2025, once 70% of the units are sold. This will involve the construction of the remaining residential floors of the approximately 70-meter-high tower.

How long will the construction take?

Since construction has already started, the construction time is significantly shortened compared to similar new build projects. This is beneficial for you as a consumer, as it reduces financing costs. The construction time from the first floor is approximately 16 months. The expected start of delivery for the homes is before the summer of 2027.

Housing amenities

In this section, you can read more about the amenities and finishes that the homes offer.

Is underfloor heating present in the homes?

All homes are equipped with underfloor heating.

Is floor cooling possible?

Yes, floor cooling is included as standard.

Is it possible to make alterations or adjustments to customize the home to your taste?

Yes, within certain limits, you can customize the home. For all homes, standard options for alterations and adjustments will be available. We will refer to the buyers' list for additional options at the appropriate time.

Parking

Here you will find information about the parking options and conditions around the homes.

How is parking arranged?

In the basement, there is a secure bike storage area (bike cellar). On the ground floor, there is space for mobility scooter and scooter parking. For cars, 68 parking spaces are available under the adjacent Groosman tower.

Will there be charging facilities for electric cars?

Charging facilities for electric cars will be available at the parking spaces under the Groosman tower. There may be plans to expand this in the future.

Is there space for mobility scooters and scooters?

Yes, on the ground floor, there will be 11 mobility scooter spaces and 16 scooter spaces.

Allocation and Priority

In this section, it will be explained how the allocation of homes takes place and who has priority.

Do interested parties who reside in the municipality of Haarlem get priority?

No, interested parties from the municipality of Haarlem do not have priority. Everyone, regardless of their place of residence, has an equal chance of purchasing a property. However, the earlier you register for this project, the greater the chance of being assigned a home.

Are there also rental apartments available in the building?

No, there are no rental apartments available in the building. However, a (limited) number of rental apartments will be available in the neighboring building, the Groosman Tower. The rental process will start in 2026. For more information, you can contact Ymere and PréWonen at that time.
